The Bounds Auction Company has recognized the function of the "auctioneer" is less important than focusing on employing the techniques of the "auction process" as the vehicleOpportunity for Realtors to sell and maximize value of assets, in a fixed time period. The formula for conducting a successful auction is no longer as simple as placing an ad and showing up prepared to sell on-site by public outcry. Through technology, modes of marketing have advanced significantly. 

Over years of real estate experience and specialized training, The Bounds Auction Company has refined a proven 7 phase process for auction success.

Consultation & Evaluation : The process begins with a confidential consultation to determine your needs & goals. The property is evaluated and if accelerated marketing fits your property and your needs, a plan tailored to those needs and property is begun. A copy of the sale contract with terms and conditions will be presented to the seller for legal review if they wish with a few days of signing the auction contract. A calendar of events is prepared.

Pre-Auction Planning : Good planning is vital to success. Whatever detail that is pertinent to the property is gathered in order to produce an as complete as possible bidder's information package and the marketing plan. We live in an information age. Buyers are hungry for any information they can get to make their purchasing decision. Photographs, property history, community data, zoning, soil, tax maps & any other pertinent engineering studies and ordinances are gathered, reviewed and if relevant, included in the Bidder's Information Package, or BIP. Often , a full color brochure is prepared. Other items included in a typical BIP are terms and conditions of the sale, inspection reports, seller's disclosure forms, registration form, consumer statement, copy of the auction sale contract to purchase and title information. This BIP is made available on line at our web site and on DVD. The property is made ready to show during this period.

Property Preparation: During this time, a professional property inspection is preformed and a commitment to title insurance obtained. These inform bidders as to the state of the property and its title. Marketable title is usually our only warranty. Any cleaning, clearing and staging of the property is preformed and it is made ready to show. Property is offered " as is - where is -and with all faults; this step in the process saves unnecessary seller spending.

Advertising & Marketing : Unique to the property promotion is a fundamental of the auction process for Real Estate. Custom signage is designed and installed; advertisements are designed by a professional graphic artist and advertising agency, and when appropriate, press releases are prepared. The typical marketing period is 3 to 4 weeks. Contact is made with the Real Estate community via our database and specially prepared e-flyers. Your property will be featured in its own custom tailored marketing plan.

Previews: Home inspections or previews are planned in advance for both Brokers and the public. Inspection is encouraged and may be offered by appointment as well. All efforts are made to present the property in its best light.

Auction Day : Each event is unique to the property being offered. Attention is taken to see that all bidder's are accommodated. The BIP contents are displayed. If it is a live auction, refreshments are often made available and the crowd may be warmed up with a small charity, "gift" or auction of some item of interest. Immediately following the auctioneer declaring the property sold, the buyer signs the sales contract.

Follow Up: Every sale is followed up personally by the auctioneer's staff all the way through closing. Often closing can be preformed at our office meeting room facility at no charge.
